Book a boiler service every year
An annual service is the usual recommendation for a domestic boiler. Twelve months is a useful rhythm because it gives an engineer the opportunity to check the appliance before small signs of wear develop into larger problems. It also creates a service record, which can be important when a manufacturer asks for evidence that warranty conditions have been followed.
Try not to wait for the boiler to fail before arranging a visit. A breakdown appointment is focused on restoring heat or hot water. A planned service is a separate chance to inspect operation, condition and safety while the boiler is still working.
What an annual service should cover
The exact procedure depends on the boiler and fuel type, but a competent service should be more than a quick visual glance. For a gas boiler, the engineer must be Gas Safe registered and qualified for the relevant appliance. They will follow the manufacturer's servicing instructions and check that the boiler is operating safely and correctly.
Typical work includes checking the appliance and flue, testing operation and controls, looking for leaks or corrosion, cleaning components where required and recording relevant results. If the heating system has filters, these may also need attention. The engineer should explain any faults or advisory work they find rather than carrying it out without agreement.

Choose a convenient time, not an emergency
A boiler can be serviced at any time of year. Booking during spring or summer can be convenient because heating demand is lower and there is time to deal with any recommended work before colder weather arrives. If your existing service date falls in winter, keeping that annual pattern is more important than waiting several extra months for a different season.
Arrange the visit sooner if the boiler starts making unfamiliar noises, develops a leak, loses pressure repeatedly, shows recurring fault codes or struggles to provide reliable heat or hot water. Those symptoms need investigation and should not simply wait for the next routine service.
Servicing and landlord gas safety checks are different
Landlords have legal duties for gas safety, including arranging an annual gas safety check for relevant appliances and providing the required record to tenants. A landlord gas safety check confirms specific safety matters at the time of inspection. It is not automatically the same as a full manufacturer-led boiler service.
Many landlords arrange both at the same visit, but the scope should be clear when booking. If you manage a rental property, confirm exactly what is included and keep the resulting records safely.
Do not ignore possible carbon monoxide
Carbon monoxide is colourless and has no smell. Warning signs can include headaches, dizziness, nausea, weakness, confusion, chest pain or shortness of breath, particularly if symptoms improve after leaving the building. A carbon monoxide alarm may also sound.
If you think an appliance could be producing carbon monoxide, stop using it if you can do so safely, go outside and seek medical advice. Call the National Gas Emergency Service on 0800 111 999. Do not go back into the property until you have been advised that it is safe. A routine service appointment is not the right response to a suspected emergency.
Keep the annual date simple
The easiest approach is to book the next service at roughly the same time each year and keep the record with the boiler paperwork. If you have recently moved and do not know when the appliance was last checked, arranging a service gives you a clear starting point.
